COLORADO LODGING RESERVATION POLICIES
Vacation Time Lodging works as a wholesaler of vacation rental properties. We have contracts with a number of management companies throughout Colorado to advertise their properties and enter into rental agreements on their behalf. The rates charged to our customers are “rack rates” – the same retail rates that would be charged if the booking were made directly with the management company. Vacation Time Lodging then receives the wholesalers discount on each reservation in exchange for our services.
AVAILABILITY
Availability calendars for each property show dates when the property is NOT AVAILABLE. Reservation Requests may be made for any open dates. When a Reservation Request with credit card authorization is received, the management company for that property is notified by email and telephone. As soon as availability is confirmed by the management company, the customer is notified by email. Confirmation may occur in a matter of minutes, or could possibly take up to 48 hours. Nothing will be charged to your credit card until availability is confirmed
PRICING
Per night pricing for each housing unit varies greatly from date to date. Tax rates vary from location to location. Each management company has its own schedule of service fees, cleaning fees, etc. The total cost, including all of the variables, is calculated for you based on the dates and property you select
We will honor any pricing that is listed for a specific property and date, except when the listed price has obviously been entered in error. From time to time, various management companies offer promotional discounts. Although our website prices may not show the specials, we will pass along any special pricing which may be available when you make a Reservation Request.
CREDIT CARD CHARGES
Submission of credit card information authorizes Vacation Time Lodging and/or the management company of the specified property to charge up to the total price of the reservation as specified when the request is made. Those charges may occur as three transactions. The initial deposit amount will be charged by the management company as soon as availability is confirmed with the management company. When the final payment is due, the discount amount due to Vacation Time Lodging will be charged by Vacation Time Lodging. The rest of the balance due will be charged by the management company. The total amount will never be more that the total amount of the reservation price. In some circumstances all charges may be made by Vacation Time Lodging who then remits to the management company.
BOOKING TERMS
Each management company has its own booking terms. The applicable terms are available at each property page. You are asked to read and accept the terms as you make a Reservation Request. The terms include such information as deposit amount, cancellation policy and when final payment is due.
